Q1. DO I NEED TO HAVE A VALID VISA TO BE ABLE TO RENT A PROPERTY IN TAIWAN?
NO. A valid visa is not necessary to be able to process a housing contract in TAIWAN. The fact that your visa application is not yet complete will not be a problem.Q2. WHAT IS THE STANDARD RENTAL PERIOD IN TAIWAN?

1 YEAR.
Q3. CAN ONE RENT FOR 6 MONTH? OR EVEN SHORTER?
YES. The rental period is negotiable, and part of what RST do for our customers. However, the rental price can also go higher for a short-term rental.
Q4. HOW MUCH DEPOSIT DOES THE LANDLORD CHARGES?
2 MONTHS.
Q5. IF I ONLY RENT FOR 6 MONTHS, SHOULD I STILL PAY 2 MONTHS FOR DEPOSIT?
YES.
Q6. SO HOW MUCH SHOULD I PREPARE IN TOTLAL TO RENT AN APARARTMENT?
3 MONTHS. Two months deposit plus the first month rent.
Q7. CAN I GET THE DEPOSIT BACK?
YES. By the end of the contract, once landlord confirm the apartment has been cleaned and no damaging, the landlord shall return to the tenant the deposit without interest.
Q8. ARE UTILITIES INCLUDED IN THE MONTHLY RENT?
DEPENDS. Most apartment rental cases DOES NOT include utilities (Water/ Electricity/ Gas/ Internet/ Cable TV bills), it is charged depending on the tenant’s own usage.
In student studio room rentals, landlord will most likely include internet, cable TV and sometimes water bills within the rent.

Q9. HOW MUCH DOES WATER AND ELECTRICITY BILLS COST?
Water each person 100-150 NT per month.
Electricity varies depends mostly on the air-conditioning using. During summer high season, could go up to 2000-3000 per month for an apartment. Again, this depends how often you have the ac on, and if it is an energy saving ac, therefore, one should also look into the type of ac the apartment has.

Q10. WHEN SHOULD I START LOOKING FOR AN APARTMENT?
15 to 20 days ahead.
In Taiwan, all housing are owned by individual landlords, instead of housing companies. Therefore, when we find you a housing that you would like to take, you will be expected to start the contract within 5 to 10 days time, anytime longer than this, the landlord will consider renting it to someone else that can start the contract earlier, and start paying for the rent sooner. Thus, there is no need to start house hunting earlier than 1 month, unless you are willing to start paying for the apartment right away.

Q11. HOW DIFFICULT WILL IT BE TO BE ABLE TO FIND OWNERS OF PROPERTIES THAT WILL ACCEPT MY PETS?
Bringing pets with you will significantly reduce the housing options available to you, however there are some properties that are listed as “pet negotiable”, depending on the landlord’s preferences in cat or dogs. In some cases, the building management can also be restricted in keeping pets.
